Commercial space reconfiguration in the Bay Area. Esquives redesigns layouts for better workflow using phased construction and full MEP coordination.
Reconfiguration can be as simple as moving a few non-structural walls or as extensive as reworking your entire layout, mechanical systems, and finishes. We look at how you actually use the space—circulation, privacy, customer flow—and adjust walls, doors, lighting, and utilities accordingly. The goal is to make your existing square footage work harder for your business.
In most California jurisdictions, moving interior walls—especially if they’re tied to fire-rated corridors, exits, or mechanical/electrical systems—requires a building permit. Even “non-structural” changes can affect life-safety and accessibility. We review your plans, determine what needs permits, and handle submittals with the local building department.
Yes, we often reconfigure offices, retail, and other commercial spaces while they remain operational. We’ll phase the work, create temporary partitions, and schedule noisy or disruptive tasks after hours when possible. Safety and clear access for your staff and customers are top priorities throughout the project.
Smaller reconfigurations, like a few wall moves and finishes, may take a couple of weeks once permits are in hand. Larger projects that touch HVAC, plumbing, and complex electrical layouts can extend to several months, especially in occupied spaces where we phase the work. We’ll provide a realistic schedule after we see your current layout and understand the changes you need.
In most commercial reconfigurations, HVAC ductwork needs adjustment when walls or zones change, electrical circuits need redistribution and re-circuiting, and plumbing stays manageable if wet walls remain in roughly the same location. HVAC airflow imbalances are the most common problem — adding or removing rooms disrupts existing duct runs, so we reroute or resize as needed. Relocating bathrooms, break rooms, or specialty drains is the most expensive system change; if those wet walls stay put, costs are much more predictable. We assess each system in our pre-construction walkthrough and give you specific numbers for what needs to change versus what can stay.
Any time we change a commercial layout in California, we have to make sure the new design maintains or improves accessibility and life-safety. That includes aisle widths, door clearances, restrooms, and path of travel. We design with current code in mind so you don’t end up with a layout that passes visually but fails inspection.
It depends on your lease, the condition of your building, and how far the current layout is from what you need. We can provide a rough cost to reconfigure and point out any major code-driven upgrades you’d face if you stay. That information helps you compare the cost of remodeling versus relocating in a market like San Jose or the greater Bay Area.
Bring us in before you finalize a floor plan—ideally while the layout is still on paper. We can identify which walls are load-bearing, flag where columns, risers, or shared HVAC equipment limit your options, and catch egress or occupancy load issues before they require a redesign. In many Bay Area commercial buildings, those physical constraints quietly rule out the most intuitive configurations, and finding out early is far less expensive than redesigning after permits are submitted. Early involvement also means we can give you accurate pricing before you finalize your TI allowance or negotiate lease terms.
